Proration assumptions

Property tax: pending — Projected closing date, Annual estimated property taxes.

Seller assumed paid property taxes through the last day of the calendar quarter containing closing (Jan–Mar, Apr–Jun, Jul–Sep, Oct–Dec). Actual-days method: annual tax ÷ days in closing year × days. No tax escrow or lender reserve is calculated.

HOA / condo dues: none (no recurring dues).

Seller assumed paid through the closing month. Quarterly and annual dues are converted to a monthly equivalent for this estimate. The association's actual prepaid balance is verified at closing.

Coverage summary

Standard: helps protect against covered pre-policy title defects, defective documents, fraud and forgery, liens and other clouds in the chain of title through the policy date.

Enhanced: includes Standard protection plus additional covered risks, including specified post-policy risks such as forgery and impersonation while you own the property, subject to policy terms.

Both premiums are paid once at closing and are subject to New Jersey filed rates, policy conditions, exceptions and exclusions. Some enhanced protections may carry deductibles or liability limits. All coverage is subject to issuance eligibility. ALTA policy comparison

Assumptions & internal review notes
  • Premium basis: $0 (greater of purchase price and loan amount; cash — owner policy only).
  • CCR endorsement was requested as ALTA 9.1. The NJ rate manual lists ALTA 9.1 as an owner's unimproved-land endorsement, not a lender endorsement. The customer quote shows a generic CCR line at $25; the correct form must be confirmed with the underwriter.
  • Survey endorsement and ALTA 6.1 are not explicitly listed in manual section 4.8 enhanced-package list. Treating them as included in the Enhanced package is a CPUSA package assumption, not legally verified.
  • Enhanced endorsement inclusion is a package estimate pending underwriting confirmation; it is not a statement that all endorsements are included in all enhanced policies.
  • Enhanced (side-by-side) display is limited to primary-residence 1–4 family properties by CPUSA app rule. This is not a statement of universal NJ eligibility.
  • Simultaneous issue: one premium is computed on the greater of purchase price or loan amount, plus a single $25 simultaneous lender policy charge.
